+ Good location, good food choices nearby. Perfect for 3-4 days. Rooms were large which was an unexpected surprise for a european hotel. Walk to everything including flower market, nightlife, etc. Or, take the street car for things a bit further. Hotel is on a busy street with lots of pedestrian traffic, autos, and street cars. Sleeping with the windows open would be difficult. But, with windows closed, it's pretty quiet. There are no nightclubs in the immediate vicinity which is makes the evenings a little quieter. Usually hotels in this price range are above loud, all night clubs. This one is not. In all, a pleasant stay in a great location.

- Narrow stairways, no elevator. If you can't carry your bag up a set or two of stairs, don't stay here.

- No lift available, had to climb to the 4th floor. It was not a problem for me but it can be for someone else.

+ very convenient position for exploring Amsterdam and using the tram system to get about.The hotel staff are very friendly and helpful and the beds make for a good nights sleep. We will stay again when we visit next.

- We missed not having tea and coffee facilities in the room

+ Clean and safe hotel. Large rooms. Frendly and helpful staff. Safety box in hotel room. Walking distance 10 minutes to Leidseplein, central station etc. We will book at this hotel again.

- Stair case- no elevator.

+ Tehotel dea art ws excellent value for the money .The location couldnt have been better and the hotel staff wre extremely helpful.The room was traditional but very large and we were pleased with it.

- Our windows in the room were very drafty and let in the cold. we thought our location was good before we arrived, but never realised how noisy the trams can be. No hot drink facilities in room ehich would have been good. The breakfast selection was not very good.

+ Good Location

- Upon arrival we were told we had a really great room on the top floor, do not stay in this room as it is very small and has a view of ugly roof tops and brick walls. Also windows don't offer much security on that level and the staircase going up to the attic (aka best room) is unbelievable, this would be classed as an extreme sport after a few drinks.

- 4 stairs without lift, you should prevent customers before booking. For young people like us ok but if I was 75, It would have been a nightmare to climb to my room...

+ Very quiet location given its central situation to all the main amenities. Lovely friendly and very helpful staff

- Only small points as we really loved the place and will return. Would have preferred fresh fruit not tinned with the natural yoghurt at breakfast. I appreciate most people have mob phones these days but it would have been good for us to have either a phone in our room or a tel number for Reception as one evening there was a bit of a disturbance by one of the other guests and we would have appreciated contacting the night porter.

- Only minus that I can think of was the door to the corridor, it wasn't wery sound proof. But that didn't bother us much, I think it was the other way around :) Breakfast was wery basic.

+ The hotel is situated in an optimal position in order to visit the city, the atmosphere is calm and the staff is kind and discreet.

- The room could more have been cleaned up and the breakfast could be more varied. The scales are steep, but it is one characteristic common of the historical buildings of Amsterdam.

- The double bed was two singles joined together, so they moved about a bit and left a dip in the centre of the bed, which was a bit uncomfortable but that was the only and very minor negative point

- could be a better breakfast they omly had bread with a few simple assoseries like ham and cheese.. and the stairs where very steap and as we lived in the top floor we where exhausted when we arrived at our room

+ Hotel employees are really nice and ready to help. The location is especially good, 50m from the flower market. It could be quiet (but during our stay some constructions woke us up every morning...)

- We were at the 5th floor without lift... We asked for a double room and we got 2 single beds. Breakfast is included but not top quality.

+ We're a group of 6 old friends that visited Amsterdam for the first time. Hotel des Arts met our expectations: excellent position near to city centre, a helpful and cheerful staff and large clean rooms with a view to the canal. We do hope to stay at Hotel des Arts again.

- The breakfast was enough but a little bit simple.

+ very good location, every major sightseeings in 1-2km range. Tram stop near hotel too(<100m), if you want go somewhere far away. ok breakfast.

- very hot room, no air cooler. In middle summer this is not good. Restricted view in room window, only few meters to other room window(Maybe better in some rooms).
